Masonry cavity walls use two wythes, or layers, with a hollow space between them. The outer and inner wythes are linked only by corrosion-resistant metal ties. This design helps manage water and improve wall performance.

When rainwater passes through the outer wythe, it moves down through the cavity. Flashing catches the water and directs it toward weep holes, where it can leave the wall. The inner wythe often has damp-proofing on the cavity side. This layer also works as an air barrier.

The cavity can also hold insulation to reduce heat transfer. Keeping the cavity clean during construction is important because mortar droppings can block drainage. Builders have used steel ties in the cavity to catch the droppings, and then removed them later. Newer methods, such as beveled bed joints and mortar deflection materials, do a better job of keeping mortar out of the cavity and are easier to use.

In load-bearing walls, the inner wythe carries the load. In non-load-bearing versions, the inner wythe supports only its own weight. Metal ties give these walls lateral stability. Masonry cavity walls are used in many forms, including brick veneers with different backings, which shows how versatile the system is.
