Land Value

Land value is the economic worth of a parcel of land, distinct from the value of buildings or other improvements on it, and it reflects land’s role as a scarce economic resource. In microeconomics, value emerges from demand for the land’s possible uses, its location, accessibility, physical characteristics, and expected future income; these factors are often capitalized into a market price or ground rent. Analyzing land value helps explain rent, housing and development decisions, urban growth, and the distribution of economic returns. It also informs property taxation, zoning, infrastructure planning, and debates over how public investment affects private landowners.
