Un buen mortero en estado plástico posee buena trabajabilidad y capacidad de retener agua.
La buena trabajabilidad permite que el mortero se extienda suavemente, se adhiera a las superficies verticales sin hundirse, se extruya de las juntas sin caerse y posicione las unidades de mampostería fácilmente. La trabajabilidad del mortero también se mide por su comportamiento de deslizamiento y adherencia a una llana.
La retención de agua se refiere a evitar la pérdida de agua a la atmósfera o la absorción por parte de las unidades de mampostería.
El mortero se endurece y pierde plasticidad, lo que resulta en resistencia a la unión.
Esta resistencia se evalúa uniendo ladrillos con mortero, curándolos y luego separando las unidades mediante una máquina de prueba de tracción.
La fuerza de unión suele ser alta en superficies texturizadas, mientras que suele ser baja en superficies lisas.
