Workability is the ability of mortar to be applied and moved easily. Good workability means the mortar spreads smoothly and does not sag or fall off the surface. This helps masonry units stay aligned during placement.

Water retention is also important. It keeps mortar from losing moisture too quickly to the air or to absorbent masonry units. When mortar holds water well, it stays plastic and workable long enough to form a strong bond.

Bond strength affects how firmly mortar sticks to masonry units and how well it resists tensile forces, which are pulling forces. This property depends on the mortar texture, the absorption rate of the masonry units, and the quality of workmanship. Durability and compressive strength are also essential. Durability shows how well mortar resists weathering, while compressive strength measures its ability to resist crushing under load, usually through standardized tests.
